10 things your property manager does for you that you might not know about! 

Interest rates, insurance premiums, council rates and water rates are all on the rise, so it’s understandable that owners may start to look to cut costs associated with their rental property, but cutting out your property manager is not the answer and here’s 10 reasons why:

 

1. We build up a relationship with your tenant, which means the line of communication is always open. We can jump onto any small maintenance issue before it becomes too big (or too expensive!). Your tenant feels appreciated and heard, in turn this encourages their respect for your property. Sometimes tenants will show their care, going above and beyond with little repairs and extra garden maintenance which can quickly add up to hundreds of dollars in savings for you, and even add value to your property.

 

2. We vet out genuine concerns from unreasonable requests. Years of experience allows us to quickly understand when your tenants have a genuine concern that needs our attention, or when they are making an unreasonable request. Knowing the difference can result in a lot of time
saved back and forth between owners and tenants.

 

3. We’re always on the job. We conduct routine inspections at least twice a year, and report those findings through to you, the owner. We use these inspections as an opportunity to check on the appearance of the house, ensure the house in being maintained and looked after, and identify any maintenance issues that may pop up in the future. We are constantly doing drive-by’s of your rental property, so we can see what’s going on and who’s coming and going. We’re never afraid to call the cops on our own tenants if the need arises, after all, it is your asset we are working to
protect.

 

4. We take care of the pesky paperwork. We frequently get asked to sign Centrelink forms for tenants, complete reference checks, provide rental verification for bank purposes and other random forms or tenancy checks.  It’s a lot of box-ticking that our owners don’t have time to do.

 

5. And more paperwork… As your property manager we will arrange and meet with valuers and provide any paperwork to banks if owners need their loans refinanced. All these tasks take time, but we happily provide free of charge – it’s all part of the service.

 

6. And you guessed it…more paperwork! As your property manager we will help out with any insurance claims and police reports at no extra charge to you. It’s all part of a comprehensive service to protect your investment, keep tabs on your tenants, and work towards a safer community in general.

 

7. We meet your legislative requirements. We personally conduct the compulsory annual check of the smoke alarms to ensure they are operating correctly. We provide these checks free of charge to you (Most agencies will charge in excess of $100 per year) to ensure the safety of your tenants and to help you meet your requirements under Queensland law.

 

8. We’ve got our fingers on the pulse. We live and breathe the rental and sales market in your area, so when you need to know what your rental return is, what your property is worth or what your rights are we have the answers ready for you.

 

9. We’ve got the tradies on speed dial. We have great relationships with tradies, meaning we can negotiate the best rates and can ensure top service. Unfortunately on the Gold Coast, reliable tradesmen are few and far between but we’re proud to say we have worked hard to have a core group of trusted tradies who will do the job well at a good price.

 

10. We’re inundated with enquiries. We are constantly getting enquiries for people looking to rent, so have a list of vetted tenants ready and waiting to rent properties just like yours.
