Does the perfect house really exist?

Buying a new home can be a long involved process, but for most of us it’s an exciting time. Whether you’re building a house, buying a home for you to live in, or an investment property, you’ll have a list of wants and needs to make it the perfect house for you. Finding the perfect house is a dream many of us chase with enthusiasm, but the question remains: Is there truly a perfect house? While we may have our hearts set on an ideal vision of our dream home, the reality is that compromises are often necessary. This is especially the case when there’s more than one person involved in buying the home. My “perfect” house would not be the same as my partners, but if we were both to compromise a little bit then we’d come pretty close. So if the perfect house doesn’t really exist, then what factors should you consider when compromising, and how do you strike the right balance between wishful thinking and practicality?

I use the same process if I’m buying my own home, or a home for a client. Here’s my 4 step process:

 

1. Defining the Perfect House:

Always start off by getting very clear on what it is that you’re after in a house. The idea of a perfect house is deeply subjective, as it depends on your own preferences, lifestyle, and needs. For some, the perfect house might be a charming cottage with a sprawling garden, while for others, it could be a contemporary penthouse with breathtaking city views. Defining your vision of the perfect house is the first step in understanding what you truly desire and identifying what aspects you might need to compromise on.

 

2. Factors to Consider When Compromising:

a. Location: When buying a new home, one of the primary factors to compromise on is the location. A house in the perfect neighborhood might exceed your budget, or you might find a more affordable property in a slightly less desirable area. Consider proximity to schools, work, amenities, and the community’s overall ambiance when evaluating different locations.

 

b. Size and Layout: The size and layout of a house are essential considerations. While you may wish for an expansive home with numerous rooms, you might need to compromise on space to stay within your budget or find a property that better suits your immediate needs. Assess your current and future lifestyle requirements to make an informed decision.

 

c. Amenities and Features: As you search for your perfect house, you may come across properties with various amenities and features. While it’s tempting to want it all in your new home, determine which features are non-negotiable and which ones you can live without. A swimming pool might be a luxury you desire, but a spacious backyard for gardening or a play area for your kids might be more practical.

 

d. Condition and Renovation Potential: A house might not be in perfect condition, but it could have great potential for renovation and improvement. Consider your budget for renovations and decide if you are willing to invest time and money to transform the property into your dream home.

 

e. Budget: Finances play a significant role in shaping your house-hunting journey for your new home. Establish a realistic budget and be prepared to compromise on certain features to stay within your means. Remember that a financially comfortable living situation is crucial for long-term satisfaction.

 

3. Finding the Right Balance:

Finding the perfect house might be elusive, but finding the right balance between wishful thinking and practicality is achievable. Prioritise your needs and wants, and be willing to make concessions on less critical aspects. Be open to exploring different possibilities and remain flexible in your search. It’s essential to differentiate between factors that are deal-breakers and those that can be adjusted or modified over time.

 

4. Future Growth and Adaptability:

As you assess potential properties, consider how adaptable they are to your future needs. While you may compromise on some aspects now, ensure that the house has the potential to grow and accommodate changes that might arise in your life, such as family expansion or career shifts.

 

So as you can see, the quest for the perfect house is a pretty involved process, but there are ways to make this a bit easier. 

You can hire the services of a buyers agent. When I work with my buyers I let them know that it’s VERY rare for anyone to get their perfect home. I go over the above 4 step process and explain that it really comes down to 3 things: Location, house and price. If you need the perfect house in the perfect location, then you may have to compromise on the price. If you need the location and price, then you may have to compromise on the house. If you need the perfect house for the perfect price, you may need to compromise on location.

Building your own house offers an excellent opportunity to come as close as possible to achieving your idea of a perfect new home. The ability to personalise the design, choose the location, and accommodate your specific needs can lead to a house that aligns closely with your vision of perfection. However, while building offers many advantages, it’s essential to be mindful of budget, design complexity, and potential compromises.

With every house purchase, the goal should be to buy a home that meets your primary requirements. if this is an investment property, you really should be focused on the financial side of t things. For example the rental yield, the capital growth and the minimal outgoings. If you’re buying your home to live in then your aim should be to buy a home that brings you joy and becomes a place where cherished memories are made. It should be a place that can grow and evolves as you and your family grows and evolves. This is the ultimate perfect house.
