Turnkey vs Full Turnkey House and Land Packages

“Turnkey” has become a pretty standard term when it comes to buying a house and land package. One of the big attractions of purchasing your land and build as a package, is the convenience of everything being taken care of with a “turnkey” finish. This means you can leave everything up to the tradesmen and all you need to worry about is picking the designs and colours, then turning the key on move in day, to you completed house and garden. Well that’s the idea anyway.

Turnkey however can mean different things to different builders.

I overheard a conversation yesterday from a girl inters on the phone to her Dad about her build not going well. Things weren’t included that she’s expected to be, and it was putting a strain on her relationship and finances. She was at her wits end, and instead of this being an exciting happy experience, it was obviously taking its toll.

All of the house and land packages through Realty Road are sold as a full turnkey package. That means that they are 100% ready to move-in too, and all you have to do is turn the key, move in your furniture and belongings and relax.  That’s not always the case though when purchasing a house and land package, so it’s important to do the research and ask questions before you sign any turnkey contracts.

What inclusions can you expect in a turnkey house and land package?

Each builder will have a different turnkey package, but the common items included are:

  • All site surveys, tests and associated costs
  • Full internal painting (includes walls)
  • Floor coverings
  • Clothesline
  • Letterbox
  • Side gate
  • Driveway and turf

What inclusions can you expect in a full turnkey house and land package?

In addition to the above, you can expect

  • Back and side fences
  • Clotheslines
  • Letterbox
  • Side gate
  • Landscaping
  • Appliances
  • Window Coverings
  • Termite Barrier
  • Smoke detectors
  • QBCC Insured

At Realty Road, we also only deal with fixed price contracts. A lot of the time, if you’re dealing with a builder, any delay in weather or a mistake during the quoting process can mean you end up having to pay more for your new home. With our full turnkey homes, the price in the contract is the exact price you’ll pay.

What to be aware of when buying a turnkey house and land package?

One of the common mistakes people make when starting off the build process is looking through display homes. Don’t get me wrong, this is one of my favourite pastimes! However it’s not in any way a true indication of what your build will have. The builders will always showcase the best of the best when it comes to inclusions and finishes. This will be for bench tops, cupboard fronts, paint colours, window coverings, carpet choices, extra space, walk in robes, shelving, tap finishes, appliance upgrades, landscaping…not to mention the high quality furnishings and fragrances to attract buyers.

Read the fine print and make sure you fully understand what level of inclusions your turkey house and land package includes.

If you’d like to take the stress out of building, then have a chat with us. We go against the stereo-type of building being too stressful and risky. Instead we help you move into your new home excited and relaxed, ready to create amazing memories in your forever home. If it’s an investment that you’re after, going with a full turnkey house and land package, gives you the peace of mind that it will be ready for tenants to move into as soon as the build is completed with no down time while you add finishing touches.
